Department: Legal & Liaison Reports to: Managing Director Location: Bangalore Job Summary: The Legal & Liaison Head will be responsible for overseeing and managing all legal and regulatory affairs related to property development, including documentation, due diligence, liaisoning with various statutory bodies, managing project approvals, and ensuring full legal compliance for all residential and commercial projects. The role involves leadership in legal documentation, negotiation, team management, and inter-departmental coordination. Key Roles and Responsibilities: Legal Functions: Review and analyse property documents; prepare preliminary title reports. Coordinate with external legal counsels to obtain comprehensive due diligence reports. Respond to title and approval-related queries raised by customers, banks, and internal departments. Vetting and finalization of legal documents such as: o Memorandum of Understanding (MOU) o Letter of Intent (LOI) o Agreement to Sell o Sale Deed o Lease Deed o Joint Development Agreement (JDA) o General Power of Attorney (GPA) o Assignment Deeds Provide guidance & ensure the accurate execution & registration of documents including Sale & Lease Deeds. Represent the organization before the Sub-Registrar and other legal authorities as required. Ensure all legal processes and procedures follow standard operating protocols and statutory requirements. Liaison & Regulatory Approvals: Coordinate with planning authorities such as BDA, BBMP, respective Planning Authority for project approvals. Obtain necessary NOCs from departments including: o Airport Authority o BWSSB (Water Supply) o BESCOM (Electricity) o BSNL (Telecom) o Karnataka State Pollution Control Board (KSPCB) o Fire Department o Ministry of Environment and Forests (MoEF) o Secretariat, Government of Karnataka Handle property tax matters and payments with BBMP and other relevant authorities. Liaise with banks and panel advocates for project and legal approval documentation. Coordination & Team Leadership: Maintain continuous coordination with internal departments to streamline legal and compliance processes. Interact and negotiate with landowners in alignment with management's strategic objectives. Lead and manage the legal team across multiple projects, ensuring smooth operations and compliance. Required Skills and Qualifications: Bachelor’s Degree in Law (LL.B.); Master’s Degree (LL.M.) preferred. Minimum of 20+ years of relevant experience in real estate legal & liaison functions. In-depth knowledge of property laws, land acquisition, due diligence, registration processes, & regulatory approvals. Strong communication, negotiation, and interpersonal skills. Leadership qualities with experience in team management and project coordination. Ability to handle multiple projects and meet deadlines under pressure.
